VA loans
A VA loan is guaranteed by the Department of Veterans Affairs. It is one of the strongest benefits of service: it often needs little cash to close, and it never carries monthly mortgage insurance.
Who it fits
- Veterans and active-duty service members
- National Guard and Reserve members with qualifying service
- Surviving spouses of eligible veterans
What to know
- A one-time funding fee may apply and can be financed. Exemptions include qualifying disability compensation and certain other service or survivor benefits.
- With full entitlement there is no VA loan limit, only what you qualify for.
- The VA streamline refinance (IRRRL) can lower your rate with little paperwork and often no appraisal.
- Sellers can pay a share of closing costs and concessions.
What you'll need
- Your Certificate of Eligibility (we can request it for you)
- Income and bank statements
- A credit check
Questions
VA questions
Can I use my VA benefit more than once?
Yes. You can request restoration of your entitlement after selling the home and paying off the loan, or once while keeping the paid-off home, and in many cases you can hold a second VA loan while keeping the first.
Is a VA loan only for first-time buyers?
No. Any eligible veteran or service member can use it, for a first home or a later one, as long as it will be their primary residence.
