Available, roughly—Up to 85% of your home's value, less what you owe. An estimate, not an offer; every loan is subject to approval.

Start with your goal. Then compare the loans.

  1. Keep your current mortgage in the conversation

Your existing rate and balance matter. Compare keeping your first mortgage with replacing it.

  2. Look beyond the monthly payment

Consider fees, repayment terms, and total interest—not just what leaves your account each month.

  3. Know what comes next

Understand what information is needed and what still needs to be verified.

What would you like your equity to do?

Different goals call for different comparisons.

  • Make room for what's next

Explore financing for repairs, renovations, or improvements to the home you already have.

  • Simplify your debt

Compare consolidating debt with keeping it separate. Moving unsecured debt to a loan secured by your home puts your home at risk if you cannot repay.

  • Revisit your mortgage

Review whether refinancing supports your goals after closing costs and the new repayment term.

A clear place to start

  1. Tell me the goal

What are you trying to accomplish, and what timing works for you?

  2. Put the numbers together

Review your mortgage, home value, income, and credit to narrow the possible paths.

  3. Compare the tradeoffs

Review available options and what would need to happen before moving forward.

Questions

Questions worth asking

Can I use equity without replacing my current mortgage?

A HELOC or home equity loan may let you keep your first mortgage. A cash-out refinance replaces it. The right comparison includes both loans' payments, rates, fees, and your plans for the home.

What is the difference between a HELOC and a home equity loan?

A HELOC generally provides a revolving credit line; a home equity loan generally provides one lump sum. Rates, repayment terms, fees, and available products vary. We'll compare the options against your goal.

What do you need to start?

Start with your goal, approximate home value, current mortgage balance, and the amount you want to access. Income, credit, property details, and documents help determine what options may fit.

Does a lower monthly payment always mean a better loan?

No. A longer repayment period can lower the monthly payment while increasing total interest. Compare closing costs, the repayment term, and the total cost alongside the payment.

Is an estimate an approval?

No. Estimates are a starting point. Eligibility, rates, loan amounts, and terms depend on verification, lender requirements, and the property.
